Accommodation
Chiltern Cottage is 400 years old and originally a wheelwright's workshop. It is a home that really tugs at the heartstrings; a beautiful brick and flint property with pretty gable windows overlooking the open village green, set high in the Chilterns. A tile above the fireplace shows the date it was built, and the wheel in the garden is an original from the workshop, uncovered by the builders when the property was extended 8 years ago.

An enclosed porch with a stable door opens into the fabulous sitting room, measuring a generous 24'9 x 22'2. Oak floorboards complement the original exposed beams, and a fireplace with a wood burner adds warmth and an attractive focal point to the room.

The house has a particularly serene and uplifting atmosphere, with natural light and open views. Leading off is another separate and cosy living space with a fireplace and two windows - ideal as a peaceful snug or home workspace. At the rear is the hub of this very special home, a superb open-plan kitchen/dining/living space. This room has been thoughtfully reimagined, adding a contemporary twist to the existing charm of the building. The floors are oak with underfloor heating, and a vaulted ceiling adds volume and light, and bi-fold doors link the inside to the outside. The kitchen unit is from Bulthaup and is crafted from one single piece of steel, containing a Gaggenau hob, Miele dishwasher, sink, bins and storage.

A separate utility offers a practical space for busy family life, and a useful, modern shower room has been added.

On the first floor, an elegant, light, and spacious landing leads to four gorgeous bedrooms. There are three good-sized doubles, with the principal room featuring a large built-in wardrobe, and a fourth large single room/small double completes the sleeping accommodation. There is also a contemporary family bathroom, with a modern white suite and finished with white metro-style tiles.

Outside
The property overlooks the village green of the gorgeous, unspoiled village of Northend. Open skies create a great feeling of spaciousness, and the house has quintessential appeal, with a chocolate box frontage in brick and flint.

At the rear, the garden is a private and enclosed sanctuary, with a large, landscaped shingle seating area interspersed with mature shrubs and borders. Beyond lies a well-kept lawn with mature trees and an area of raised planters.

The property also benefits from a double-length garage/workshop with excellent storage and parking for at least two cars in front. In additional there is access to a large loft providing substantial storage.

Location
Northend is a wonderful and very friendly village, with a strong sense of community, nestled high in the Chiltern Hills. Alongside its neighbors, Turville and Christmas Common, Northend is among the most sought-after villages on the Oxfordshire/Buckinghamshire borders.

Offering idyllic village life, there are a number of events throughout the year, including the Christmas drinks party in the village hall and the annual summer village rounders match on the village green.

The village green and the woods are managed by the Chiltern Society, and the entire village of Northend sits within a conservation area.

Most of the properties in Northend are clustered around the village green, and the village has been featured in many well-known TV shows such as Midsomer Murders and Agatha Christie mysteries.

The closest village shop is in Watlington, less than a 5-minute drive away. Watlington hosts a lovely market on Saturday mornings and features an independent butcher, deli, and chocolate maker. Additionally, Watlington has a Co-Op, Post Office, Pharmacy, and a popular Doctor's surgery. Henley and Marlow are nearby, with Henley being a 15-minute drive and Marlow a 20-minute drive away.

The cottage falls under Buckinghamshire County Council for Council Tax, Refuse Collection, and Schools. Chiltern Cottage is within the catchment area for 11+ and grammar schools. Local grammar schools include Sir William Borlase in Marlow, Wycombe High, and John Hampden in High Wycombe.

The nearest pub is in Christmas Common, the Fox and Hounds, with some other wonderful pubs located in Turville, Fingest, and Hambleden.

Commuting is excellent, with Junctions 5 and 6 of the M40 both about 5 miles away, providing connections to the M4 and M25 motorway network. There is a fast train service to London Marylebone from Wycombe and Henley and Reading Railway Stations also offer good services to London, Paddington (approximately 45 minutes and 29 minutes respectively), with Crossrail providing direct access to the City, Canary Wharf, the West End, and Heathrow.

Additonal Information
