DESCRIPTION
This house is the ultimate 'wolf in sheep's clothing'. Hiding behind its tidy, but largely standard, frontage is a wonderful interior that could happily grace the pages of most hi end lifestyle magazines. To find such an interior on a home of three times this one's value is challenging and whilst it means we expect it to achieve a price premium on a standard home of a similar size, that's because it should!

The accommodation comprises entrance hall, exceptional open plan ground floor which is broken down into a sitting area, kitchen with integrated appliances, feature island incorporating storage and a breakfast bar and a second sitting area with bi fold doors opening onto the pretty garden. The bespoke artisan crafted staircase leads to a cosy first floor comprising of a stylish bathroom and two double bedrooms. Externally it offers a pretty enclosed rear garden with an excellent range of mature planting and gated rear access and four allocated parking spaces (two at the front, two at the rear). Further benefits include gas central heating with several designer vertical radiators and double glazing.

SITUATION
Carterton is the second largest town in West Oxfordshire and is about 2 miles south of the A40 road and 4 miles south-west of Witney. The town lies on the edge of the Thames Valley and is close to the Cotswold area of outstanding natural beauty. At first it was known for its market garden produce, but in 1935 the Royal Air Force arrived: RAF Brize Norton is now Britain's largest air base. The town centre has seen a great deal of development in recent years and now offers a number of large supermarkets including Morrisons, Asda and Aldi, three Churches independent retailers, barbers/hairdressers, lending library, numerous eateries, a modern leisure centre with swimming pool and gymnasium as well as a large medical centre that has a dentist and dispensing chemist. There are five primary schools, one secondary school and several sports clubs positioned around the town.

SERVICES
Mains drainage, water, gas and electricity. Central heating is gas fired via a recently replaced boiler.

TENURE POSSESSION
The property is freehold and offers vacant possession on completion.
